Important Rules & Procedures for Short Stay Operations at Twin Oaks Place
As a unit owner hosting short-term guests, please be mindful of the following guidelines to ensure a smooth and compliant stay for your guests. All guests must have a unique access card (₱600/card), and relevant details must be submitted to the front desk prior to their stay. Admin fees (₱200/guest) are required, along with additional charges for amenities like the pool and gym. Ensure all payments are made online, and provide necessary guidance to guests upon check-in. Compliance with these rules is essential to maintain good standing and avoid penalties, including deactivation of access cards for violations.

1. Unit owners should purchase at least 2 Guests access cards which will be given to guests. it will have a different color to easily Identify them and it will have your unit number and tower. ₱600/card. Guests should not be using a Unit owner access card. Processing of the card is 2 days. Access card fee should be paid online thru their Bpi or BDO account.
2. Unit Owners (UO) should email the front desk whenever they have guests coming specifying the names and dates of stay.
3. UO should attach a copy of the IDs of the guests.
4. UO should pay P40/sqm as fix monthly admin fee and will be charged to all unit owners doing short term leasing. This covers expenses for Admin works, Front desk, security, housekeeping, maintenance, electricity etc. This should also be paid online and a screenshot should be attached to the frondesk email address.
5. If guests want to use the pool (west tower only) and gym (east tower only), they can do so. but UO should pay P100 per person per use, and P350 per person per day for the use of the gym. So, to avoid the hassle of having to pay all the time, my suggestion is for us to purchase Pool and Gym tickets ahead of time and keep it with us, so we can give the ticket to the guest anytime.
6. Guests can also invite up to 2 guests only. If their guests want to use the pool, they also need to pay P100 per person. More than 2 additional guests will not be allowed in the pool area. (This is so that our amenity area will not be too crowded)
7. Guests can also use the Music room (P2500/ 4 hours) and Game room (P500 per hr.) and Function rooms (P8000 for 4 hours)
We just need to reserve ahead of time. In this case we can take a picture of all these amenities and add them to your listings.
8. ALL expected guests that were accepted and approved by Admin will be forwarded to Security personnel. Effective immediately, Security personnel will be stricter with guests and will be doing random checking. Guests who are not emailed and duly acknowledged by admin will not be allowed to enter the building or use the amenities even if they are willing to pay. For the first offense, a Written warning will be issued to UO who are sneaking in their guests. On the 2nd offense, their Access card will be DEACTIVATED for violating our new rules for guests and use of amenities.
9. UO will be held responsible for any actions, wrong doings of their guests. Should they violate any rules, the UO will be advised and penalties will reflect in their SOA. Examples would be smoking, going to the wrong unit, loitering in other floors, causing damages to amenities, noisy after 10pm etc.
10. UO or their representative should accompany their guests upon check in and should provide them necessary instructions useful during their stay.
11. MOST importantly, UO should be in good standing and updated with their CONDO DUES payments. If they become delinquent, they can no longer accept guests the following month.
12. IMPORTANT: All Payments should be done online, thru Bank transfer or Pay Maya of TOPCC. Pool and Gym tickets can be claimed from the Admin office by the UNIT OWNER only or their Representative. Guests will not be entertained in the Admin Office.
