After hosts listed their place, they set expectations with guests, like limits on smoking or permission to bring pets. These house rules will appear on their listing page and guests will need to agree to them to book their place.

A. Ground rules for guests (TOPCC's)
We require everyone who is part of our community to stick to these simple rules for being a great guest:

All guests must pass through the main door for proper identification
To ensure smooth and orderly check-in and to avoid loitering or going to the wrong room, the guests will be accompanied by a host/ co-host /staff / bell boy by TOPCC.
Guests should register with AFD (Airbnb TOPCC Front Desk) upon arrival. AFD verifies guests.
Once verified, AFD provides the Welcome Kit: QR Code and 2 pax complimentary pool vouchers.
During your stay, Guests must bring their Access Card at all times, and expect random inspection by our Security Personnel.
Upon checkout, guests must approach the AFD to surrender the Access Card, unless otherwise, your host or co-host has arranged that with you that they will get the card/s from you.

To ensure a safe, comfortable, and harmonious experience for everyone, the community have established a set of house rules that align with Twin Oaks Place's policies. These guidelines help maintain the quality of our units and uphold the standards of the building, ensuring a pleasant stay for all guests, hosts, staffs and neighbours.
We kindly ask that you read through the rules below and follow them during your stay. By booking with hosts of Twin Oaks Place on Airbnb, you agree to adhere to these policies. If you have any questions or require assistance, feel free to reach out at any time through mainly your Airbnb host or co-host. We want your stay to be memorable, so relax, make yourself at home, and enjoy all that Mandaluyong, Ortigas, Pasig, and San Juan has to offer!

General House Etiquette
Check-in and Check-out
Check-in time: 3:00 PM
Check-out time: 11:00 AM
Early check-ins and late check-outs may be accommodated upon prior request, subject to availability and coordination of the host/owner/Airbnb co-host
Guest Registration
All guests must provide valid IDs for registration as required by Twin Oaks Place management.
Only registered guests are allowed entry into the premises.
Maximum Occupancy
The unit accommodates what hosts put into their number of guests on Airbnb.
Additional guests are permitted with prior approval.
Quiet Hours
Quiet hours are from 10:00 PM to 7:00 AM. Please respect neighbors and avoid loud noise during this time.
Building, Amenities, & Unit Care and Maintenance
No Smoking
Smoking, including e-cigarettes, is strictly prohibited inside the unit and common areas. A cleaning fee will be charged for any violations.
No Parties or Events
Parties, events, or large gatherings are not allowed. Failure to comply may result in eviction without refund, ask your host for details.
Cleanliness
Please maintain the cleanliness of the unit. Dispose of trash properly in designated bins or black trash bags and know the rubbish collection schedule.
Spills and stains must be reported immediately to avoid damage charges.
Furniture and Appliances
Do not move furniture or tamper with appliances or gadgets.
Any damages to the property, furniture, or appliances will be charged to the guest.
Air Conditioning and Electricity
Turn off air conditioning and lights when leaving the unit to conserve energy.
Safety and Security
Building Security
Twin Oaks Place has strict security measures. Follow all instructions from building security personnel.
Unauthorized visitors are not allowed.
Keys and Access
Lost keys or access cards will incur a replacement fee of in ₱ Philippine Pesos.
Do not share keys or access codes with anyone outside the registered guests.
Emergency Procedures
In case of fire or other emergencies, follow the building’s emergency protocols and evacuation plans.
Use of Amenities
Building Amenities
Access to amenities (e.g., gym, pool) is subject to the building's rules and may require advance booking or fees. A one time 1-pair complimentary is given when asked at the front desk.
Children must be supervised at all times in amenity areas.
Parking
Parking is available subject to availability and fees. Please confirm parking details prior to arrival.
Other Rules
Pets
Pets are allowed but must explicitly approved by host before the stay. Pets must be kept on a leash in common areas, and guests/owners are responsible for cleaning up after their pets to maintain cleanliness and respect for other guests and residents.
Compliance with Building Policies
Guests are expected to comply with Twin Oaks Place’s condominium policies. Non-compliance may result in penalties or eviction.
Refunds and Cancellations
Refunds are subject to Airbnb’s cancellation policy as agreed upon during booking, check with your host.
No refunds will be provided for evictions due to rule violations, check with your host otherwise.
LifeLine Ambulance Services (c. 27/Sept/2025)

24/7 availability, ensuring prompt response in emergencies.
Expertly trained staff with professional licenses.
Doctor on call at discounted rates.
Free First Aid/Basic Life Support training for the first 30 staff (with certification).
Unit Owners' Cost Sharing (Annual Coverage): sample computation only
Ambulance Service (1-year coverage): ₱134,400.00
Total Units (West & East): 1,534 units
Share on Cost = ₱134,400.00 / 1,534 = ₱87.61 per year per unit
Note: The actual share may vary depending on the number of unit owners who approve the service.

For any questions or assistance during your stay, please contact promptly your host, co-host, on Airbnb Messenger or on local number they have; it is suggested all will be via the Airbnb platform.

Details of the ground rules (Airbnb's)
Treat your Host’s home like your own
Cleanliness: Guests should not leave the listing in a state that requires excessive or deep cleaning (moldy dishes, soiled carpets, stains from pets, etc.). Cleaning fees set by Hosts are only meant to cover the cost of standard cleaning between reservations (laundry, vacuuming, etc.).
Litter: Guests should put their trash in designated trash receptacles and be mindful of excessive amounts of trash.
Damage: Where guests cause damage that is beyond normal wear and tear, we expect guests to inform Hosts of the damage as soon as possible and work with the Host to find a reasonable solution. Guests are expected to pay reasonable requests for reimbursement if they’re responsible for damage, missing items, or unexpected cleaning costs. Learn more about getting charged for damage.
Follow the Host's standard house rules
Approved guests: Guests should respect the approved number of guests and should ask their Host if they're unsure about the rules for visitors. Disruptive gatherings are always prohibited. Learn more in our Community Disturbance Policy.
Check-in time: Guests should respect their Host’s check-in window and should not check in before or after the designated window without prior approval from the Host.
Checkout time: Guests should complete checkout, including key return, by the designated checkout time indicated on the Airbnb reservation, and should not leave belongings at the listing past the designated checkout time for storage or later pickup without prior approval from the Host.
Smoking: Guests should not smoke inside a listing unless they are allowed to do so by the Host. This includes the use of tobacco, cannabis, e-cigarettes, etc.
Approvals for pets: Guests should not bring any pets inside a listing that is designated as “no pets” in the house rules, bring more pets than are approved into a listing, or fail to inform the Host about any pets brought inside the listing. Noise: Guests should respect designated quiet hours and should not disturb the surrounding community with a disruptive level of noise (loud music, shouting, slamming doors, etc.).
Commercial film and photography: Guests should not participate in film or photography that is intended for commercial use or profit, without documented permission from the Host.
Reporting a violation
Airbnb encourages Hosts to promptly report violations of these ground rules. Airbnb accepts reports directly from Hosts who contact Airbnb, as well as from neighbors.
Airbnb asks Hosts to document the issue through the Airbnb message thread, an emailed complaint from a neighbor, photos, etc.
Holding guests to these ground rules
We are committed to enforcing these ground rules. Actions Airbnb takes may include providing information to guests about the policy and issuing warnings. When repeated or severe violations of these ground rules are reported, guests may also be suspended or removed from Airbnb community.
In addition to standard house rules covered in these ground rules, Hosts can also add a written set of additional rules to their listing page. If a guest violates any of these additional rules, Hosts can reach out to customer support to help with the appropriate next steps.
Communicate promptly with the Host if issues come up
In addition to the above ground rules, good communication between Hosts and guests is important for successful stays. When guests are able to (not out of cell phone range, etc.), Airbnb encourages guests to be responsive when a Host reaches out to resolve an issue.
Appealing violations
Guests may appeal decisions under this policy by contacting customer support or through the link we provide to start the appeals process. In reviewing appeals, we will consider any additional details the guest provides, such as new or corrected information, violations of our Reviews Policy, or other relevant circumstances related to the violation(s).
